The project we studied with Beni Immobili, developer of via Pialorsi area in Brescia, shows how important a partnership relationship between real estate companies and designers is.

The project area is located in Sant’Anna district, a residential context subjected to landscape restrictions, down Sant’Anna hill. Its construction is subject to the approval of a special permission (Permesso di Costruire Convenzionato), which requires the transfer of a large area to the Municipal Administration for the future construction of a green "agricultural corridor".

Together with Beni Immobili, specific market analyses were conducted to identify the best building type in that urban context, so to be able to prepare a sufficiently reliable financial plan for a serious economic assessment of the operation.

Following that analyses, individual villas with gardens were chosen; this type is extremely appetizing from the higher end of the local market, which is also the most demanding both in terms of space and quality.

The subsequent architectural design required particular attention, to allow a number of units and a high architectural quality such as to guarantee the return of the investment.

After a positive feedback from the developer, the feasibility study was also useful to find financial support from the involved banks.

The general masterplan, the use of open mezzanines on the living areas and the great attention to interior comfort have finally made it possible to align the financial needs of the project to the market desires, so that already 60% of the units have been promised for sale, well before the construction site starts next fall.
